We aim to make your stay as pleasant and convenient as possible but we fully expect all our guests to follow the following rules: - Quiet hours from 9pm - 9am. - Please be mindful and courteous of our all neighbors. - We reserve the right to ask any guest for identification. - Unless explicitly stated, if your unit has street parking it is always on a first come, first served basis. - All our rooms are non-smoking, if the cleaning crew determines that the guests smoked in the room there will be a fee of $150. - Bugs and Critters: please note that we routinely spray our property for bugs and critters. Howerver if you do come across any little critters please keep in mind that Florida is a Subtropical Climate. To help prevent this keep all windows and doors closed at all times. - We perform regular maintenance in all our properties, rarely do we require access to the rooms but there are times at which we do (ie pest control, ac maintenance, etc); in those cases we would let you know ahead of time.- Late checkouts will have a fee of $200. A late checkout is when any of the guests stays past the check out time. - Lost keys will have a $50 replacement fee.

🅿️ Parking: Free street parking, first come, first served — as in any urban area, please plan accordingly. 🐜 Florida Critters: Miami's subtropical climate means the occasional critter may find its way inside, even though we spray regularly. Keeping windows and doors closed helps keep them out. ✈️ Occasional Flyovers: Depending on the wind, you may notice airplanes passing over the property from time to time. 🔧 Upkeep & Maintenance: We perform regular maintenance across our properties. We rarely need access to your room, but occasionally we do (pest control, AC maintenance, etc.) — and we'll always let you know ahead of time.
